Maintaining Our Southeast ‘Sunbelt’ Geographic Focus:
Our group has decades of experience in raising and deploying funds profitably in community housing developments throughout the Southeastern U.S. Local knowledge is critical in real estate investing. All real estate is local. Our group therefore remains focused on the southeast where we have developed single family housing communities for over 40 years.
For example, the Charlotte area grew faster than any other urbanized area with a population of 1 million or more from 2000 to 2010, according to a report from the U.S. Census Bureau. The “Queen City’s” population surged at a rate of 64.6 percent during that decade. By comparison, the nationwide population growth rate in urbanized areas during that decade was only 14.3 percent.
Similarity, other target markets such as Raleigh-Durham, Greenville, Jacksonville, Orlando, Atlanta and Dallas-Fort Worth saw substantial population growth over the last decade.
We intend to retain our geographic focus to capitalize on our strengths, including our experience analyzing:
- Which southeast communities will increase in value and why.
- The parts of urbanized areas to focus on.
- The type of homes to purchase and rent.
- What types of homes to reject.
- Builder replacement cost of homes purchased (this is a key determinant for projecting capital gain).
- Repair and replacement costs and how to manage and control a vast array of subcontractors.
These are all skills which USHI’s management, as experienced operators, can deliver, in contrast to a purely financial investor.
